- The Lessee shall be responsible for the costs of all damages to the apartment and it’s accessories, beyond normal wear and tear for residential use.
- The Tenant agrees to provide the Landlord with 2 month’s pay-stub/bank account statement or employment letter, within 3 days of the accepted promise to lease date. These documents shall be to the Landlord’s entire satisfaction. Should the Landlord not be satisfied, he shall notify thetenant within a maximum of three (3) days of having received said document and this promise to lease shall be considered null and void. - This lease agreement is contingent upon the tenant’s submission of a credit check report from Oligny and Thibodeau within three days of the acceptance of this offer. In the event that the Lessor is dissatisfied with the contents of the report, the Lessor shall have a three-day periodto notify the Lessee, after which this offer shall be deemed null and void.
- The Lessee shall provide a proof of insurance including a 2 million dollars civil liability insurance at least 5 days prior to the commencement of the term.
- The Tenant agrees that smoking of any kind, including the use of cannabis is strictly forbidden in the apartment and on the balcony.
- The Tenant agrees not to sub-lease the property and is aware that any short-term rental including Airbnb is strictly forbidden.
- The monthly rent payments shall be paid on the 1st of each by electronic email transfer.
- The Lessor shall provide the Lessee with a copy of the building rules and regulations.
